In the southern coastal region of the city of Mar del Plata, a complex scenario unfolds where expanding neighborhoods coexist with rural areas. Due to its scenic quality, this area has been increasingly chosen as permanent place of residence in recent years. This article aims to depict the historical evolution of the coastal villages from the 19th century to the present. Additionally, it seeks to analyze the changes in urban land use that have occurred in the 21st century. Finally, it intends to characterize the value of the land for the year 2023. The results were obtained through an extensive search of bibliographic and cartographic materials from various provincial and municipal sources, as well as the application of remote sensing tools and geographic information systems. The article compiles the history of the emergence of coastal villages, resulting in a current map of land uses, and maps showing variations in urban land cover and property tax values. A total of 7 land uses have been identified. It is concluded that the neighborhoods with the most significant expansion of urban coverage and the highest land values are those closest to Mar del Plata.
