Abstract

CUENYA, Beatriz. La política urbana frente a la mercantilización y elitización de la ciudad: algunas reflexiones y referencias a la situación argentina. Cuad. urbano [online]. 2016, vol.21, n.21. ISSN 1853-3655.

Urban policies with regard to the commodifcation and gentrifcation of the city: some thoughts and references to the argentine situation This paper deals with the role that urban policy can play in Argentina against the increasing commodifcation and gentrifcation of the city. By this we understand a new pattern of urbanization, focused on the needs of real estate capital and of high social level sectors, guided by powerful public-private dynamics of occupation and hierarchical requalifcation of land whose material results are exclusive urban environments. The paper describes these environments in their paradigmatic categories (suburban gated communities and new centers in the compact city). It then examines the historical social trends that are their basis and finally provides some ideas about surplus value capture instruments and the possibilities they open for a more socially fair city. Reference is made to the situation in Argentina using information from various sources, CEUR's own studies and the contributions of other authors on the subject.

Keywords : Exclusive urban environments, real estate capital, surplus value capture instruments, fair city..
