Abstract. This article aims to describe the main characteristics of natural ecosystem assets by developing a competing land use mathematical model applied to ecosystems, that is, how different human activities compete for the use of assets. natural ecosystems. The basic model considers an irreversible development of the landscape. Land that is converted and developed has a market value, and the rate of appreciation for land awaiting development must equal the opportunity cost of the land investment, which includes an adjustment for the ratio of land value ecosystem services and capital value of developed land (i.e., land converted to urbanized areas or designated for other human uses). The model is extended to the case of continued conversion of the ecological landscape over time, considering the costs of the loss of ecosystem services and any capital gains from increases in the value of unconverted land, that is, that that its original natural state has not been modified to adapt it to a specific human purpose or use.
